Liberty Mutual built a large service center into its new headquarters in Legacy West near the Toyota Headquarters and employed 4,000 employees.

Existing Class B & C, or lower Class A buildings at highly favorable prices relative to new construction are now being considered for repurposing due to WFH COVID-19 influencing what is currently in flux. .

Avoid new construction risk. Create large blocks of space at below market rents as an alternative to sky-rocketing rents.

Focus on 1960’s - 2000’s vintages, and modernizing them to 2025 tenant appeal.

The initial geographic focus will be “Lower Far North Dallas” along the North Dallas Tollway between I-635
and the George Bush Tollway and even to SH 121.
